Where to Stay in Bansko: Best Areas & Hotels

Ski slope and chairlift on a snowy mountain near Bansko, Bulgaria

Bansko is Bulgaria’s main ski resort town β€” a compact old quarter of stone-walled mehana taverns and Orthodox churches, surrounded by a purpose-built ski infrastructure that has expanded significantly since the 2000s. The combination is unusual: you can eat grilled meats by firelight in a converted stone cellar, then take a gondola the next morning to ski 75 km of runs at 2,600 metres.

Accommodation splits clearly between two zones. The gondola area (around the Kempinski and the lift base station) has the highest concentration of purpose-built apart-hotels β€” modern facilities, pools and spas, ski storage, and lift access on foot. The old town (Stari Bansko) is the atmospheric alternative: guesthouses and small hotels in restored 19th-century buildings, ten to twenty minutes from the gondola by free ski bus or taxi.

Unlike Alpine resorts, there is no on-mountain accommodation. Everyone stays in town. This is not a disadvantage β€” the town has better food, better atmosphere, and better value than most ski villages.

Gondola Area

The streets radiating from the gondola base station (the Kempinski end of town) have the highest concentration of purpose-built hotels and apart-hotels. This is the most practical base for skiing: walk to the gondola in 5–10 minutes, no need for the shuttle bus.

Best for: Skiers prioritising lift access, families wanting pools and spa facilities, visitors who prefer modern hotels with English-language service.

Kempinski Hotel Grand Arena is Bansko’s only five-star property, positioned directly at the gondola base. Doubles run approximately €100–180 per night in ski season; considerably less in summer. The spa, pool, ski storage, and direct gondola access make it the most convenient option in town. It is also the most expensive.

Premier Luxury Mountain Resort is a large apart-hotel complex with pool, spa, and ski shuttle. Studios run approximately €50–80 per night, one-bedroom apartments from €70–110. Consistent reviews for value and facilities.

Lucky Bansko Apart Hotel & Spa β€” studios from approximately €40–65 per night β€” is often cited for good value. Indoor pool, spa, and in-house restaurant. The gondola walk takes about 8 minutes.

MPM Hotel Sport is a well-maintained mid-range option near the gondola. Doubles from approximately €45–70, with an indoor pool and solid breakfast buffet. Particularly good for families.

Downsides: The gondola area feels purpose-built rather than organic. Restaurant options beyond hotel dining are limited; for evening atmosphere, you need to walk or taxi to the old town.

Old Town (Stari Bansko)

Bansko’s historic core around the main square and Sveta Troitsa Church is the more atmospheric choice. Stone guesthouses share streets with mehana restaurants serving shkembe, kavarma, and rakia by the carafe. In the evening, the old town is livelier and more interesting than the gondola zone.

The trade-off is a 15–20 minute walk to the gondola β€” manageable in shoulder season, inconvenient with heavy ski gear in January. The free ski bus compensates, stopping at multiple points around the old town.

Best for: Couples, anyone prioritising evening atmosphere, travellers not focused on maximising ski time, summer visitors and hikers.

Hotel Bansko SPA & Holidays is a traditional-style hotel in the old quarter with sauna and a small pool. Doubles from approximately €35–55 per night. Solid on-site restaurant.

Avalon Hotel β€” doubles from approximately €40–65 β€” is a small boutique property with exposed stone walls and traditional decor. One of the more characterful options in this price range.

Family Hotel Rai is a well-run family guesthouse with doubles from approximately €25–40, breakfast included. Basic but clean and consistently well-reviewed.

Budget and Residential Area

The streets south and west of the centre have a growing supply of apartment rentals and smaller apart-hotels. Quieter, cheaper, and often offering more space β€” a one-bedroom apartment with kitchen at €20–35 per night is possible in these areas.

St. George Ski & Holiday is a large apart-hotel complex with pool and spa. Studios from approximately €30–50 per night. Good value if you want amenities without the premium of the gondola hotels.

Pirin Golf & Country Club sits about 5 km outside town and is a different proposition entirely: a golf-focused resort with larger rooms and mountain views. Doubles from approximately €60–100. Best with a car.

Seasonal Price Swings

Bansko has a pronounced seasonal pattern β€” one of the biggest in the Balkans:

PeriodPrice change vs. standard winter rates
Christmas / New Year+40–60%
January–February (peak ski)Standard rates
March–April (late season)-10–20%
May–June (shoulder)-40–50%
July–August (hiking season)-20–30%
September–November (quiet)-50–60%

The summer hiking season (June–August) offers excellent value β€” the same Kempinski room available for winter ski rates of €120–180 can sometimes be found for €50–70.

Practical Booking Advice

Book Christmas and February half-term early. These two windows fill 2–3 months ahead. Prices spike; availability drops. Outside these dates, Bansko is rarely sold out.

Apart-hotels with kitchens are worth considering for stays of a week or more. Cook breakfast, pack a lunch for the mountain, eat out at a mehana in the evening β€” the mehana options in the old town are the best argument for staying nearby.

Ski storage matters. Most gondola-area hotels have secure ski locker rooms. If staying in the old town, confirm storage before booking β€” carrying skis through cobblestone streets is impractical.

The free ski bus runs during the season from various points around town to the gondola. Check the stop nearest your hotel on arrival.

The nearest airport is Sofia (SOF), approximately 160 km north. Transfers by minibus take roughly 2.5–3 hours and can be booked in advance; many gondola-area hotels offer Sofia transfer packages as part of longer ski bookings.

Frequently Asked Questions

What is the best area to stay in Bansko for skiing?
The gondola station area. Hotels here put you within a 5–10 minute walk of the lift, and the free ski bus stops nearby. Mid-range doubles run approximately €40–70 per night in peak ski season.
Is Bansko expensive compared to Alpine resorts?
No β€” it is one of the most affordable ski destinations in Europe. Lift passes, accommodation, and food are all significantly cheaper than the Alps. A full week including lift pass, accommodation, and meals can cost under €500 per person.
Is Bansko worth visiting in summer?
Yes. The same hotels that charge €60–80 in ski season may cost €25–40 in July–August, making it excellent value as a mountain hiking base. The Pirin National Park trails start from the gondola top station.
Does Bansko have on-mountain accommodation?
No. Unlike Alpine resorts, there is no accommodation at altitude. Everyone stays in town and takes the gondola up β€” which actually works well, because the old town has restaurants and atmosphere that an on-mountain ski village would lack.
